Tower Spruces Up
DALLAS, TX - July 3, 2008 -- Built in
1954 with clean lines, spacious marble lobby and unparalleled views
within the downtown corridors, the Adolphus Tower is being
rejunivated. The ownership, led by Vance Miller and Henry S. Miller
Commercial, has committed to the creation of new positioning of
this 27-story, approximately 182,000 square foot office building at
the corner of Main and Akard, across from Pegasus Plaza. LaWayne
Schrader has been appointed to direct the campaign including
remodeling, branding, promoting and leasing the available square
footage where floor sizes average approximately 6,700 square feet.
The location is ideal. The Adolphus Tower is walking distance from
courthouses, federal and state buildings; the downtown DART line is
two blocks away on Pacific; there’s a direct connect to the grand
Adolphus Hotel and close proximity to the new Joule and Magnolia
hotels; Pegasus Plaza is across the street and the new downtown park
begins construction this fall; neighborhood dining abounds;
shopping ranges from the flagship Neiman Marcus store two blocks
away to CVS Pharmacy across the street to the Urban Market a short
distance away on Jackson Street. Have your eyes checked next door,
grab a frappuccino across the street and bank at one of several
institutions a few strides away. Downtown living has never been so
popular in budget-minded apartments to luxury condonimum
penthouses. The Arts District, the Majestic Theater, clubs, bars
and other entertainment are “right there”.
With its good bones, custom space will be created based on new
building standard finishes. Updates will occur in the lobby by
fall; new signage and a street presence will be significant on Main
Street.
