Brokers the Acquisition of 1.45 Acres Raw Land; Last of Prime Pad
Sites on Wylie’s FM 544
DALLAS, TX - November 4, 2008 --

Tom Grunnah, recently negotiated the acquisition of 1.45 acres in
Wylie, Texas for client Wylie Commerce, Ltd. Dallas-based Wylie
Commerce, Ltd. strategically purchased the prominent pad site as it
is one of the last remaining pads on FM 544 in the area of the
highly trafficked intersection of FM 544 and Highway 78 (70,000+ ADV
traffic count). The pad site, located on the North side of FM 544,
directly across from Albertson’s grocery, east of Chili’s and west
of US Post Office; was in fact two tracts sold as one. The tracts
were then split into a 50,000 square foot tract (as mentioned above)
and a 13,000 square foot tract that was immediately sold to an
adjacent property owner for a parking lot expansion. Representing
Wylie Commerce, Ltd. was Tom Grunnah, Vice President of HSM
Brokerage, LLC’s Land Division who stated, “Even in the overall
tight market, Wylie continues to grow and add needed retail.” The
seller, United State Postal Service, was represented by Rick Tiller
of Grubb & Ellis.
