Move D/FW Headquarters To Adolphus Tower In Downtown Dallas
DALLAS, TX - November 17, 2009 --
Adolphus Tower, located in the central business district of
downtown Dallas will become the new Dallas-Fort Worth headquarters
for The Berry Firm P.L.L.C.
The Berry Firm has leased the entire 23rd floor as well as a portion
of the 22nd floor, a total of 9,472 square feet at Adolphus Tower,
1412 Main Street. Adolphus Tower is located next door to The
Adolphus Hotel and offers an array of unique amenities at a one of
the most competitive rates in downtown Dallas. “Our client liked the
building and we were able to hand him a package of terms that were
aggressive and satisfied not only his immediate needs, but also the
firms needs well into the future,” said Stephen LaMure of Dominus
Commercial on Berry’s decision to move to Adolphus Tower. Prior to
signing the lease with Adolphus Tower, LaMure conducted a broad
search of buildings in the CBD, Deep Ellum and Uptown areas before
narrowing in on Adolphus Tower. “The Berry Firm really liked the
building and its immediate amenities; it’s connection to The
Adolphus Hotel and interior finish out offered something other
buildings in the area could not,” stated LaMure. Berry currently
operates at Market-Ross Place on Market Street. Tentatively plans
are in motion to open their office at Adolphus Tower in January of
2010.
Mark Boynton, Leasing Agent for Adolphus Tower negotiated the
transaction with Dominus’ Stephen LaMure for the better part of this
year. “They were terrific to work with,” said LaMure of the Adolphus
Tower leasing team. ”This was a difficult and complex transaction.
Mark was efficient with every request and the building manager was
extremely helpful, even taking the time to tour other buildings for
finish out techniques.” Mark Boynton and building manager Leslie
Coke, are currently working on final design plans for the space. The
23rd floor and a portion of the 22nd floor will be converted into a
high-end contemporary office space with exposed ceilings and stained
concrete floors. Though no specific time-frame has been set, The
Berry Firm could possibly occupy the remaining of the 22nd floor and
a portion of the 21st floor in the next several years.
Built in 1954, Adolphus Tower is a 26-story, approximately 182,000
square foot office building located at the corner of Main and Akard.
