Roadtex Transportation Corporation Leases 24,000 sf

DALLAS, TX - July 14, 2010 --  Henry S. Miller Brokerage’s Michael Herzstein, of the Dallas-Fort Worth office/industrial division, recently represented Roadtex Transportation Corporation in negotiating the leases for 24,000 square feet of distribution warehouse space in Dallas and Houston, Texas. Roadtex, a New Jersey based corporation, enlisted the brokerage representation of Michael Herzstein to assist them in locating the ideal property for a Houston distribution terminal and negotiating the best deal for their Dallas relocation. Roadtex is a leader in the nationwide LTL industry with over 300 trucks and a network of 17 terminals. The newest Roadtex terminal is a 11,670 square foot distribution facility located within Post Oak Business Center 2 at 4486 W 12th Street in Houston, Texas. The property offers Roadtex easy access to Northwest Freeway, Loop 610 and Interstate 10. “Roadtex was also looking to cut costs at their Dallas location. Through comprehensive cost analysis, financial review and building qualification, we were able to relocate their Dallas terminal and save them tens of thousands of dollars in real estate costs, fuel costs and operating expenses,” Herzstein said. Roadtex will move from their current location in Garland to 12,000 square feet in west Dallas at 10534 King William Drive in the Interstate Distribution I industrial center. Located immediately off of Northwest Highway, the new Roadtex Dallas location offers easy access to Interstate 35E and Highway 114. The tenant, Roadtex Transportation Corporation, was represented by Michael Herzstein of Henry S. Miller Brokerage, LLC. Eastgroup Properties LP, landlord for Interstate Distribution Center I in Dallas, Texas was represented by Adam Graham of Lee & Associates. Post Oak Distribution Center 2 in Houston, Texas was represented by Adam Loew of ProLogis.
