Miller Arranges the Sale of LBJ Commerce Center

DALLAS, TX - April 25, 2012 - - Henry S. Miller Brokerage’s Jim Turano, Executive Vice President of the Dallas-Fort Worth office – industrial division recently completed negotiations for the acquisition of LBJ Commerce Center in North Dallas; a four-story, Class B office building on LBJ Freeway.

Located at 8001 LBJ Freeway (I-635), LBJ Commerce Center is situated on approximately an acre of land at the northeast corner of the LBJ access road and Coit Road in Dallas, Texas. The building will offer its new occupant (and owner) significant visibility from the highly trafficked Interstate 635. The new owner, SPRAJ Properties, acquired the building from U.S. Bank National Association for an undisclosed amount. SPRAJ Properties will utilize the building as their corporate headquarters; occupying approximately 60%-70% of the building, 25,000-32,000 square feet. The building contains a total of 46,021 gross square feet with a full floor of medical space, 24 hour access, gated garage and security system and covered parking under the building. SPRAJ plans to renovate the entire building. Design and building plans are still in the early stages; an estimated renovation finish date is undetermined.

The remaining square footage at LBJ Commerce Center will be available for lease and Miller’s Jim Turano, who retained the leasing assignment after selling the building, will be actively marketing the available space. LBJ Commerce offers users a unique location within one of the areas largest corporate hubs. The building allows tenants quick and convenient access to Highway 75, I-635 and Dallas North Tollway.
